You have already invested time and care into creating a welcoming and comfortable space for your guests. Professional photography ensures that the quality of your property is reflected online, helping potential guests instantly see the experience you offer.

In today’s competitive holiday let market, guests often decide within seconds whether to explore a listing further. High quality images capture attention, showcase the atmosphere of your property, and encourage visitors to stop scrolling and click on your listing.

Professional property photography helps present your space at its very best, creating a strong first impression and ultimately increasing your chances of securing more bookings.

More bookings guests revenue

✔︎ More bookings lead to higher revenue

✔︎ Make your accommodation stand out from competing listings.

✔︎ Present your accommodation in a professional and welcoming way.

Scotland is home to many beautiful holiday homes that attract visitors from around the world. With so many properties listed on platforms such as Airbnb and Booking.com, high quality images play a crucial role in helping your accommodation stand out and capture the attention of potential guests.

While many property owners begin with photographs taken on a phone, professional images offer a level of quality that is difficult to achieve without the right equipment, lighting, and experience. Carefully composed and well lit photographs highlight the unique features of your property and allow visitors to imagine themselves enjoying their stay.

Strong visuals communicate the atmosphere, comfort, and character of your accommodation. They create a positive first impression and help build trust with potential guests before they even arrive.

In a competitive market, compelling images can make the difference between someone scrolling past your listing or choosing to learn more. Investing in professional holiday let photography ensures your property is presented at its very best, helping to attract more guests and increase your bookings.

Prepare Your Property for Photography

Preparing a guesthouse, B&B, or holiday let for professional photography requires careful planning and attention to detail. One of the most common questions during consultations is:

“Is there anything we should do before the photography session?”

To help answer that question, I have created this practical guide with key recommendations to ensure your accommodation is presented at its best for promotional images.

A little preparation before the shoot makes a significant difference. Well prepared spaces photograph beautifully, helping your listing stand out online and encouraging potential guests to imagine themselves staying there.

Following this checklist will help ensure everything looks its best, allowing the images to showcase the experience you offer and helping attract more bookings.

Scroll past the images to read the checklist below and make sure everything is ready for the best results from your photography session.

Preparation Checklist

✔︎ Be Ready

Make sure your property is fully finished and camera ready before the shoot. If this is your first set of promotional images, it is best to wait until all decorating, repairs, and installations are complete. Rushing to promote a property before the finishing touches are in place can lead to additional shoots and unnecessary costs.

✔︎ Align With Your Marketing

Think about the overall atmosphere you want to present to guests. Whether your property is a cosy coastal retreat, a traditional Highland lodge, or a modern countryside escape, the furnishings and styling should reflect the experience you want visitors to imagine.

✔︎ Clean and Declutter

Decluttering is one of the most effective ways to improve how a space photographs. Remove unnecessary items and tidy away cables such as charging leads, television wires, and lamp cords. Clean chrome taps, sinks, mirrors, and internal glass surfaces such as shower screens so everything appears fresh and spotless.

✔︎ Highlight Key Features

Every property has features that make it unique. This might include architectural details, fireplaces, views, landscaped gardens, or a welcoming guest lounge. Ensure these areas are clean, well presented, and ready for the shoot.

✔︎ Dress Rooms Carefully

Soft furnishings such as cushions, throws, and fresh flowers can add warmth and a welcoming feel to a room. However, it is best to keep styling simple and uncluttered so the space itself remains the main focus of the image.

✔︎ Showcase Guest Touches

If you offer complimentary touches such as welcome hampers, breakfast trays, or locally sourced products, these can add character and help tell the story of your guest experience. Let me know in advance if you would like these elements included in the photographs.

✔︎ Prepare Outdoor Areas

Outdoor spaces are just as important as interiors. Mow lawns, tidy pathways, remove bins where possible, and clean outdoor furniture or signage. If the accommodation benefits from beautiful views or outdoor seating areas, make sure they are ready to be photographed.

✔︎ Think Aspirational

Professional photographs should help potential guests imagine themselves staying at your property. Consider what makes your accommodation special, whether it is the setting, the atmosphere, or the quality of the interiors, and ensure these qualities are clearly visible.
